Most buyers focus on kitchens, bathrooms and cosmetic appeal, and overlook the single most expensive component of the building. The roof protects everything beneath it, yet purchasers routinely settle without understanding its true condition. A damaged roof can cost tens of thousands of dollars to replace, money you will not have budgeted if you find the problem after settlement.
The gap is that a standard building inspection glances at the roof from ground level, or from the top of a ladder, and misses defects a specialist catches immediately. Water stains hidden in the roof cavity, deteriorating sarking, failing flashings and lifting sheets rarely appear in a generic property report. A general building inspector is a generalist, and does not have the specialist expertise to assess the design, structure and installation of a roof, or to deliver the roof system diagnostics and advisory that predicts where problems will emerge.
